What Is a Sunroom Addition?

A sunroom addition is a room built onto a house with walls made mostly of windows. It brings daylight and a view into the home while keeping out rain and insects. UDA Services builds sunrooms and enclosed porches as part of the additions we design. A sunroom usually opens from a kitchen, dining room or family room through a door. It can sit on a foundation, on a deck or on posts. It is one of the projects we take on as a general contractor in Central PA.

How Do Three-Season and Four-Season Sunrooms Differ?

A three-season sunroom is used from spring to fall, while a four-season sunroom is used all year. The difference is insulation, window glass and a source of heat. The two kinds differ at four points.

PointThree-season sunroomFour-season sunroom
Walls and roofLight framing, little or no insulationInsulated like the rest of the house
WindowsSingle-pane glass or vinyl panelsInsulated, double-pane glass
HeatNone, or a portable heaterHeated as part of the home
Use in a Central PA winterToo cold most daysComfortable all year

We build both kinds, three-season rooms and four-season rooms insulated and heated like the rest of the house. A four-season sunroom is built like a home addition. On additions, we coordinate licensed HVAC subcontractors, which does not make HVAC one of our services. For a third option, read our sunroom vs screened porch comparison.

How Does UDA Services Build a Sunroom on Site?

A site-built sunroom is framed board by board on your house, not assembled from a factory kit. Our own crews build every UDA Services sunroom this way. The build runs in six steps.

  1. Meet us at a free site visit to choose where the sunroom goes.
  2. Sign off on the sunroom plan, then on a written estimate that sets out the payment terms.
  3. Rely on us for the permit and any HOA approval.
  4. Watch the crew build the floor on a foundation, a deck or posts.
  5. See the walls framed with the window openings and the roof closed in.
  6. Step into the finished room once the windows, doors and interior are done.

A site-built room can match the roof line, siding and trim of the house.

Can You Turn a Deck Into a Sunroom?

Yes, a deck can become a sunroom when its frame and footings can carry walls and a roof. Turning a deck into a sunroom means enclosing it with windows, walls and a roof on top of the deck frame. A deck built for chairs and people is not always built for that weight, so the footings and beams are checked first. Where they fall short, new footings or a new frame come first. One reviewer describes "renovating our deck and turning it into an enclosed porch/sunroom" with our crew.

Which Sunroom Ideas Suit a Central PA Home?

Sunroom ideas start with where the light comes from and how the room joins the house. These six ideas come from sunrooms our crews have built. Each one is a feature you can choose in the design.

  • A tray ceiling lined with wood planks adds warmth overhead.
  • A continuous wall of windows gives an open view of the yard.
  • Sliding or French doors lead from the sunroom out to a patio.
  • A skylight adds light from above.
  • A raised sunroom over a walkout door keeps the lower level open.
  • A gable roof matches the roof line of the house.

How Long Does a Sunroom Addition Take to Build?

A typical UDA Services sunroom addition takes two to three weeks to build. Build time is the stretch our crew spends on site, from the floor to the finished room. The design, the permit and the window order come before the first day on site. A new foundation or deck under the sunroom adds time. These times run from the start of work to the finished room.

What Sets the Price of a Sunroom Addition?

The price of a sunroom is set mostly by its size, its season rating and what it sits on. After a free site visit, you get a written estimate for your sunroom at no cost. Four factors move that price.

  • The floor area sets the size of the frame, roof and glass.
  • Four-season construction costs more than three-season construction.
  • What the room sits on, a foundation, an existing deck or posts, changes the build.
  • The number and size of the windows and doors change the cost of the glass.

Typical ranges by size are on our sunroom addition cost page.

Jake and his team completed the concrete upgrade for our pool in 2020 and this spring completed a project renovating our deck and turning it into an enclosed porch/sunroom, with new concrete patio and steps to our pool. From start to finish, they were dependable and meticulous. Jake took our ideas and vision and made it a reality, offering suggestions along the way. Both projects were done in a timely manner. Highly recommended and we plan to use UDA Services again soon for our next project.

Highest Recommendation:
It was a pleasure working with Jake and his guys. everyone communicated well during all phases of the addition. Every phase went like clock work. No waiting or delays. Jake made good suggestions to what "we thought" was a good plan to ensure that the results would be great. All of his guys are equally professional and a pleasure to work with.

What Else Do Homeowners Ask About Sunrooms?

Homeowners also ask about permits, kits, second-floor sunrooms and winter use. Brief answers to each follow below.

Do You Need a Permit for a Sunroom Addition?

Yes, a sunroom addition enlarges the house, so it needs a building permit under Pennsylvania's code (34 Pa. Code 403.62). UDA Services applies for the sunroom permit as part of the job.

Does UDA Services Install Sunroom Kits?

No, UDA Services builds sunrooms on site and does not install kits. A site-built room is sized to your house, rather than to the panel sizes a maker sells.

Can a Sunroom Be Built Above the Ground Floor?

Yes, a sunroom can sit on posts or on a raised deck above the yard. Our raised sunrooms open from an upper floor and leave room below for stairs or a patio.

Can You Use a Sunroom in a Pennsylvania Winter?

Yes, you can if it is a four-season sunroom with insulation and heat. A three-season sunroom is closed off for most of a Central PA winter.
